Asset Maintenance Manager – Job Description
Implementation
- Implements policies, processes, and standards for asset maintenance services within the Centre.
- Provides specialist advice and services related to asset maintenance, ensuring compliance with BMS requirements.
- Develops and oversees maintenance programs (predictive, preventive, and breakdown), including scheduling and the use of Pinnacle Asset Management Software.
- Manages internal maintenance works such as minor plumbing and lighting replacements.
- Selects and recommends sole contractors for specific equipment.
- Prepares reports and paperwork related to asset maintenance services.
- Manages event facility services, ensuring uninterrupted water and electricity supply, sufficient manpower, and required equipment.
- Leads initiatives for resource conservation, including energy and water consumption optimization.
- Provides technical advice to management and other departments on maintenance requirements.
- Coordinates with other departments (Kitchen, Security, SHE, etc.) to implement maintenance services.
- Conducts periodic building inspections to ensure compliance with FOQESH and internal standards (e.g., temperature control, structural integrity).
- Ensures the maintenance of Certificates of Fitness, including annual Bomba inspections.
- Participates in technical meetings related to maintenance services.
- Supports the Purchasing Department in tender/quotation processes for maintenance and renovation works.
- Assists in developing emergency response plans, including coordination with the building’s centralized systems.
- Liaises with local authorities, suppliers, contractors, and stakeholders as required.
- Manages departmental activities, including budgeting, risk management, and BMS objectives.
- Implements industry best practices, new technologies, and market developments relevant to asset management in the MICE industry.
- Continuously improves processes and enhances employee competence, well-being, and morale.
Monitoring & Measurement
- Ensures compliance with corporate policies, standards, and legal requirements.
- Tracks maintenance performance, breakdown reports, and emergency responses.
- Evaluates the effectiveness of asset maintenance initiatives, including energy and water conservation efforts.
- Monitors contractor performance against established service requirements.
- Assesses the implementation of new technologies and best practices in asset management.
- Measures safety, health, environmental, and bribery risk controls in daily operations.
- Tracks departmental KPIs, ensuring objectives and targets are met while improving workforce competence and morale.
Required Competencies & Skills
Technical Knowledge & Expertise
- Strong understanding of building operation and maintenance principles, including predictive, preventive, and breakdown maintenance.
- Knowledge of building automation systems, emergency management, and energy efficiency practices.
- Familiarity with technical standards and legal requirements (Energy Commission, SYABAS, DBKL, etc.).
- Expertise in building electrical and mechanical systems, including maintenance and compliance with regulatory standards.
- Knowledge of sustainability principles and business continuity management.
Project Management & Engineering Skills
- Project management experience, including planning, execution, and resource allocation.
- Ability to read and interpret technical drawings, schematics, and blueprints.
- Proficiency in preparing Bills of Quantities (BQ) for maintenance and renovation projects.
- Experience in managing construction, renovation, and facility improvement projects.
- Strong cost estimation, budgeting, and procurement skills for project execution.
- Knowledge of contractor selection, evaluation, and contract management.
Leadership & Operational Management
- Strong leadership skills in managing teams, delegating tasks, and motivating employees.
- Ability to analyze and solve technical and operational problems effectively.
- Experience in developing and implementing training programs to enhance team competency.
- Strong communication and negotiation skills for dealing with internal and external stakeholders.
Technology & Digital Skills
- Ability to analyze digital reports, data logs, and predictive maintenance insights.

Selection Criteria
- Educational Qualification:
- Graduate or postgraduate degree in Facility/Building Maintenance, Engineering, or a relevant field.
- Work Experience:
- Minimum 5 years in facility/building management as a manager, OR
- Minimum 10 years in facility maintenance, with experience in MICE or event venue management preferred.
- Project Management & Technical Expertise:
- Experience in handling renovation, construction, and maintenance projects.
- Ability to prepare BQ, cost estimates, and project timelines.
- Proficiency in technical drawings and specifications for building maintenance and renovation.
- Certifications & Training:
- Successfully completed training in BMS, Quality Management, and relevant legal requirements.
- Certified in Food Safety / Quality / SHE / Environmental & Business Continuity Management Systems (preferred).
- Industry & Regulatory Knowledge:
- Familiarity with local Energy Commission, DBKL, TNB, KLCC GDC, and SYABAS regulations.
